This 329m2 family home is perfectly positioned to capture the morning sun and natural light together with northerly breezes throughout the day and night from the north eastern orientated patio which wraps the entire side of the house.   First impressions welcome you into a soft frontage with well-appointed landscaping that leads you up the garden path onto a secure patio area providing access to either the front entrance door or bi-fold retractable doors which open directly onto the main living area of this spectacular three level home.

This functional and modern home encompasses three separate levels.  The lower level comprises a double garage with internal stairs and an abundance of storage both internally and externally. The ground floor level is the ‘hub’ of the house which is light and airy with plenty of windows and doors,  includes the meal preparations areas, living spaces including a study/media room, separate laundry, powder room and the master bedroom with WIR and ensuite. Finally, after ascending the light filled open tread stairwell you enter the upper level which has been designed with a ‘future family scenario’ in mind and encompasses a separate lounge retreat, 3 well-appointed bedrooms, WIR, ensuite and separate bathroom with bath.

Quality fixtures and fittings throughout allow for functionality while being contemporary and sophisticated including floor to ceiling tiles, separate butler’s pantry and stone benches.  The exterior  materials incorporate a blend of natural hardwood stained timbers, metal feature hoods and various cladding which have been finished in a modern paint scheme to be bold and robust.

The RAMOR has been completed with the finest quality materials and is a testament to the workmanship and attention to detail exhibited by all tradesperson involved in this project.  The owners enjoyed watching the entire construction process unfold daily due to residing next door to the build site while  observing their paper vision being turned in a reality.

The site posed a multitude of challenges due to the extreme slope of the block.  The house sits on top of 33 steel columns that needed to be accurately set out, drilled and placed into the steep bank prior to erecting the additional two levels which sit atop the lower level garage.  The street entrance is situated on the crest of an extremely busy road with minimal visibility and with the house being located at the end of a cul-de-sac made delivery logistics challenging.

Geoff and I had previously shelved the idea of building because of the prohibitive cost.  We then put the block on the market only to be told that the slope made it an undesirable building site.

However, we are happy to say that we did persevere with our plans to build and with the help of Roger Cook of Roger Cook Designs and our amazing builders, Paul and Lisa Gay of Elysium Designed, we took possession of our beautiful home nearly 2 months ago (2 weeks ahead of the scheduled completion date). Elysium Designed has delivered us a beautifully elegant and modern home.

Paul and Lisa were thoroughly professional in their dealings with us.   They were open in their communication with us and kept us informed about the progress of the build with fortnightly site meetings and weekly building updates via CoConstruct – the online portal.  We always felt that if we had any concerns they were just a phone call (or click of the mouse) away.  No question was too trivial. This was how they were from the date we signed the contract to the day they handed us the keys.

Their use of the online portal meant that all details relevant to the build, from specifications and selections, to upcoming payments and what work was scheduled for the coming weeks, were all located in the one central place.  We were also encouraged to communicate via the online portal thereby ensuring there was never any confusion as to what had been said or agreed upon.

Paul made a point of making himself known to our neighbours and encouraged them to talk to him directly if they had any concerns with the build. He was insistent that the tradesmen working on the build were respectful of the neighbours.  We greatly appreciated this.

Paul ensured that the workmanship was first class. Lisa was always available to assist with product selection.

We have been living in our new home for nearly 2 months and we are absolutely delighted with it.

I would not hesitate in recommending Paul and Lisa Gay of Elysium Designed to anyone contemplating building or renovating. They, along with Roger Cook, took all the stress out of the building process.  There were no building horror stories for us.
